BIAC Building and Use Permit Status

BIAC received it's first Use Permit in October of 2004 from Redwood City. It was good for 3 years.
Our 2008 Use Permit was granted in September of 2008 and can be seen here. It is also good for three years, contingent mostly upon the condition of BIAC's lease with Cemex.

History:
The BIAC Board began the process (Fall 2007 - Spring 2008) of applying for a new Use Permit. The steps towards getting our new Use Permit were:

  1. Complete the Building Permit for Rebuilding Day with Redwood City <Pma>
  2. Complete the Use Permit application with Redwood City <DougK>

BIAC representatives have already had several meetings with and document submissions to Redwood City in this process. Redwood City seems to have an online status for this project here.

  • We submitted for our Use Permit in early October 2007, and the return findings from RWC Planning required revisiting our Building Permit for Rebuilding Day and to ensure all Conditions of Approval of the Temporary Use Permit of 4/26/07 were met.
  • BIAC has had several 'courtesy inspections' from RWC, but nothing specifically tied to or gain closure on Rebuilding Day. The formal Building Permit is still in process. (4/08)
  • On May 2, 2008, Peter submitted to RWC Planning multiple copies of an 80 page set of prepared documents to complete our Building Permit application for Rebuilding Day. Track the BIAC internal Building and Temporary Use Permit progress here.
  • On May 21, 2008 a Use Permit public hearing was held in RWC Council Chambers at 9:30 am. The agenda was as follows:
    • Introduction by RWC Staff
    • Permit applicants speaks (5 min)
    • Questions from the Zoning Administrator
    • Public Comments and Testamony
    Redwood City stated that BIAC is in general compliance and has greatly improved life safety issues. Their main concerns/questions for BIAC were about:
    • Parking (ongoing challenge)
    • Trailers (left on the street too often)
    • Washing boats (no detergents, please)
    • Tenants (a deprecating program)
    • Lease with Cemex (still month to month)
    • Program sizes and use occupancy (what's our cap?)
    • Aesthetics of the planned north end fence (OK)
    • Volunteer efforts (BIAC requires 12 hours/member/year)
    Public speakers present all favored BIAC. There were VangieR-C, MelH, SimonV, and JeffB.
    RWC Recommendation: approval of the BIAC Use Permit on an "ongoing basis". This is a huge improvement over the former 3-year Use Permit, and will allow BIAC to operate contingent on continued compliance with our Use Permit terms. BIAC anticipates a formal Notice of Official Action from RWC Zoning and Planning confirming today's results.
  • BIAC received our 2008 Use Permit in early September. Yeah!
